Silverstream is a residential subdivision that was granted consent as part of the earthquake recovery effort following the September 2010 earthquake that significantly impacted Kaiapoi. Stage 1 was officially opened a few years later, in 2012. Today, Lime has developed around 80 hectares of land, and Silverstream subdivision is home to over 1900 people, contributing to the growth of Kaiapoi.
As developers, we have been involved at every stage, from the initial civil works and section development through to the infrastructure that supports a growing neighbourhood.
But our commitment to Silverstream subdivision has gone beyond the development itself. We have been active in supporting community connection by facilitating a resident-led social club that organises and runs local events that bring people together. This initiative has been successful in creating a thriving community.

Retirement village development
Kaiapoi, Canterbury
The Sterling, Kaiapoi is a retirement village designed without gates or fences, built to sit within the wider community rather than apart from it. Development began in early 2021, with the first residents moving in later that year. Today, over 100 independent living villas are occupied, with further homes under construction.
From the start, we have overseen and delivered every aspect of the development, including civil construction, the building of villas, a Clubhouse and Wellness Centre, outdoor amenities, and two-storey townhouses.
Lime owns and operates the village and remains actively involved in its ongoing success. In 2024, The Sterling, Kaiapoi was recognised as the Best Small Retirement Village in the South Island by Aged Advisor, and in 2025 took out the Seniors NZ award for Best Large Retirement Village in the South Island.
